Element Series and Shell Series: Feature a construction timeline of 3 months in a factory-controlled setting, coming off the production line ready for immediate transport and installation.

UNIT System: A timeframe of 3 months for the factory fabrication of all structural components, followed by an average of 1 month for assembly and final on-site consolidation (a timeframe that varies according to the scale and dimensions of the model).

Site preparation works run in parallel with the industrial off-site manufacturing phase, significantly shortening the overall project delivery timeline. Nevertheless, installation always requires prior site intervention and the implementation of core utilities, with specific requirements varying depending on the selected product line:

Element Series & Shell Series: Require minimal on-site preparation. The site must be graded beforehand and equipped with point structural foundations (such as isolated footings or concrete piers) at the precise points where the modules will be placed and anchored. Furthermore, utility trenches and infrastructure pathways (water, sewage, power, and telecommunications) must be pre-installed up to the installation footprint to ensure immediate connection of the modules to the utilities.

UNIT System: The core approach is identical. However, as it involves a modular structure assembled on-site, the complexity, the footprint of the flat base, and the scale of the required substructure will depend strictly on the massing, volume, and dimensions of the chosen model.

The purchase of the land is the client's responsibility. Nevertheless, if needed, we offer a feasibility study service to guarantee that the UNIT system aligns with the site's topography and regulatory framework.

In Portugal, any structure permanently affixed to the ground requires planning permission and licensing from the relevant municipality, regardless of whether it uses traditional or prefabricated construction methods. The standardized parametric design of UNIT systems delivers documentary predictability, expediting statutory approval processes.

The planning and licensing process with the UNIT system is considerably more agile than in conventional architecture. By removing the need to develop a design from the ground up, all technical documentation and construction detailing for our modules are already fully executed, tested, and standardized.

This level of product maturity enables a direct transition to site planning and implementation, facilitating project submissions through significantly expedited municipal approval workflows. Nevertheless, the actual timelines for statutory review, administrative processing, and final permit issuance depend strictly and exclusively on the respective local council.

To guarantee technical performance, rapid fabrication, and industrial quality control, no alterations or bespoke modifications can be accommodated outside this predefined selection.

UNIT System: As a highly versatile building system, it offers a broad matrix of variables, typologies, and dimensions that enable the development of more complex spatial layouts. Nonetheless, the entire architectural design strictly complies with the modular metric parameters and standardized structural materials of the UNIT ecosystem.

UNIT products and structural systems are commercialized as standalone solutions, while services including municipal licensing, landscape architecture, brand identity, and interior design remain complementary and fully optional. Specific logistical conditions apply according to the chosen product line:

Element Series & Shell Series: They can be acquired entirely independently. They are delivered as self-contained, fully assembled modules/products consolidated at the factory.

UNIT System: While the structural system is sold as a standalone product, on-site assembly by our specialized teams is mandatory. This requirement is essential to safeguard the absolute rigor of the implementation and validate the system's structural warranty.

A core advantage of off-site manufacturing is complete financial predictability. By securing manufacturing costs in a controlled factory environment, the initial contract price is non-variable, protecting your investment from the recurring budget deviations typical of conventional construction.

The transport and structural assembly/installation can be comprehensively managed by our specialized teams. The logistics pricing is calculated individually for each project, determined by the precise location of the site and the degree of complexity regarding site access and delivery routes.

Site access requirements vary according to the chosen product line, owing to the specific transportation dimensions and volumetric profiles of each system:

Element Series and Shell Series: Because they require the transport of fully assembled volumetric units, clear and unobstructed road access suitable for oversized transport vehicles and heavy lifting machinery is strictly required.

UNIT System: Since the structural system is assembled directly on site, the logistical requirements are considerably more adaptable. Site access requires only conventional, small-capacity freight vehicles for the phased delivery of building components.
